Next is the ledger board. That is the main connection from deck to house. If it is screwed through siding with no proper flashing, water runs right behind it. It sits trapped against sheathing, rotting both the ledger and the house rim. Decks do not usually fall straight down; they pull away from the wall because that ledger was never protected.

Joists get ignored too. Builders leave raw end grain exposed and skip any joist protection. Salt moisture gets in at screw holes and at the tops of joists where water sits. The decking dries out, but the joist top stays damp and shaded. Rot starts there, right where the structure carries the load.

Improper sealing is another quiet killer. Either there is no sealer at all, or someone rolls on a thick film that peels in a year. Once that film fails, water drives into every check and crack, then gets trapped underneath. How Salt Air And Moisture Attack Deck Materials

Salt and water do not just sit on the surface of a deck. They work into every joint, fastener hole, and tiny crack. Once they are in, they start chewing from the inside out.

Salt air carries fine salt crystals that land on metal and wood. On fasteners and hangers, that salt pulls moisture out of the air and keeps it against the steel. Standard galvanized hardware that lasts a long time inland burns out fast here. The zinc layer pits, rust blooms around screw heads, and that rust spreads into the shank buried in the wood. Hardware loses thickness and strength long before it snaps.

Wood takes a different beating. Humid ocean air means the framing never gets a long dry spell. Deck boards might shed water between storms, but the shaded spots do not. End grain at cut joists, bolt holes for rail posts, the gap where a board meets a joist - those spots soak, swell, and stay damp. That is where rot fungi start.

Once rot starts in the deck boards, it is usually already in the joists underneath. Water runs through screw holes, then sits on the joist top. The board catches some sun and wind and dries. The joist top stays cool and wet, like a sponge pressed under a lid. From above, boards just look a bit checked. Underneath, the joist crown gets soft, fasteners lose bite, and the structure sags.

Normal construction that works inland assumes cycles of wet and dry. Around the coast, you get wet and damp. Big difference. Light-duty galvanized nails, flashed "good enough," and a quick coat of deck stain do not stand up to constant salt moisture. Dean starts with fasteners and hardware. For coastal work, that means 316 stainless steel or hot-dipped galvanized that is actually thick zinc, not shiny electro-galv. Screws, joist hangers, post bases, bolts, washers, and lag screws all have to match. Mixing metals means the weaker one rots first. Deck fasteners that rust in coastal air usually looked fine in the box; they just were never meant for salt.

Framing lumber is next. Dean uses pressure-treated wood rated for ground contact for joists, beams, and posts, even when they never touch soil. Dean strips back the cladding, lags the ledger into solid structure, then runs metal flashing that laps over the ledger and tucks behind the weather barrier. End dams at each side stop water from running in at the corners. Every fastener hole in the flashing gets sealed. The goal is simple: water hits the wall, hits the flashing, and drops out in front of the deck, not behind it.

On top of the framing, joist tape does real work or it does damage. Dean uses tape that bonds tight and stays flexible, not thick, brittle roll roofing. It wraps the top and a bit down each side of the joist, but never traps the underside. That way, water sheds off the crown and out at the sides instead of soaking into fastener holes. Any place tape would create a pocket, he cuts and laps it so water has an exit.

Decking layout is about drainage. Boards get spaced so sand and salt wash through instead of clogging the gaps. Too tight and the gaps close up when the boards swell; too wide and fasteners lose edge distance. Ends are cut clean, sealed if the material needs it, and never left tight to siding or posts. Every surface needs a way to dry.

Footings stay out of constant moisture. Dean pours piers high enough that post bases and hardware breathe above grade, not buried in mulch or soil. That separation keeps salt moisture from wicking up into the posts and rotting them off right at the bracket.

Nothing in coastal deck construction is "set and forget." Regular washing to remove salt, checking flashing and tape edges, and keeping a good penetrating sealer on exposed wood stretch the life of all that careful work. Done right from day one, maintenance is just light touch-ups instead of rebuilding rotten framing. 

Signs Your Coastal Deck Is Failing And How To Fix It Right

Most failing decks start with small warning signs. The sooner you catch them, the less framing Dean has to cut out later.

First, look at the metal. Rusted screw heads, orange streaks down joists, swollen joist hangers, or flaking post bases all point to salt chewing on light-duty hardware. If you tap a hanger and it crumbles or flexes, that connection is already in trouble.

Next, walk the surface. Soft spots, spongy boards near rail posts, and spots that move when you shift your weight usually mean the joist crown under that board is rotting. A screwdriver pushed into the side of a joist should hit firm wood, not sink like stale bread.

Peeling stain or film finish is another early flag. When the top coat lets go in sheets and the wood under it looks dark and fuzzy, water has been trapped. That is when boards start cupping, checking, and loosening around fasteners.

Loose boards and wobbly rails are not just an annoyance. Salt-eaten screws lose their threads in the wood. You tighten them, they "grab" for a week, then work loose again because the wood around them is shot.

Quick fixes with bargain screws, surface patches, or another thick coat of stain only hide the problem. They trap more moisture, mix incompatible metals, and push real repair down the road while the framing keeps rotting.

Proper repair means exposing the structure and being honest about what is still sound. Dean pulls suspect boards, checks every joist top, and cuts out any soft framing back to clean wood. Rotten sections get replaced with proper treated lumber, not scraps. Hardware upgrades to 316 stainless or heavy hot-dipped galvanized, all from one system so the metals do not fight each other.
