From ADUs To Drywall Patches

By The Water Builders, Inc. is a construction company based in Oceanside, California. We build accessory dwelling units and decks, install and replace Milgard windows, repair water, rot, and termite damage, and handle demolition and drywall from tear-out through finish. We work throughout Oceanside, San Diego County, and Orange County, on houses from 1940s bungalows to new construction. If it is framed, we can build it or fix it.

Ten Years, In Writing

The guarantee covers workmanship for ten years from the day we finish. Framing, decking, window installs, drywall, repairs, all of it. If something we built moves, cracks, leaks, or fails, you call the same number you called the first time and Dean comes back out. No claim forms, no third party, no deductible, and no arguing about whether it counts. Manufacturer warranties on materials run separately from ours.

California contractor license 1148945, active and in Dean's name. General liability coverage is current and we will send the certificate to any homeowner or HOA that asks for it. Permits get pulled properly and inspections get scheduled, which sounds obvious until you have dealt with somebody who skipped both. Look the license up on the state board site if you want. That is what it is there for.

Dean has been building for more than twenty years. Custom homes from a dirt lot to the final walkthrough, decks, additions, and every kind of repair a house near the water can need. For most of that time he was building other people's projects under other people's licenses, and he watched a lot of corners get cut by people who were never going to see the house again.


In 2024 he got his own license and started By The Water Builders, Inc. so he could stop watching. The idea behind the company is not complicated. If you hire a builder, you should get a builder. Not a manager who takes your money, hires the cheapest crew available that week, and turns up at the end to collect a check. Dean does the work himself. He knows every stud, joist, and finish nail in your project because he is the one who put them there. That is also why the guarantee runs ten years instead of the one year most contractors offer. When you build it yourself, you already know it will hold.
